Nava Grove, previously known as Pine Grove Parcel B, is located along Ulu Pandan Road and is set to become the newest jewel in Singapore’s crown of luxurious urban living.

The story of Nava Grove begins with a highly competitive government land sale (GLS) that closed on November 7th.

The tender for the Pine Grove (Parcel B) site attracted three bids, with the highest bid of $692.388 million coming from a joint venture between Sinarmas Land and MCL Land. This winning bid translated to $1,223 per square foot per plot ratio (psf ppr), showcasing the developers’ confidence in the site’s potential.

Interestingly, this bid was 23.8% higher than the second-highest bid, submitted by a joint venture between UOL Group and Singapore Land (SingLand) Group. However, it was 7.2% lower than the bid for the neighbouring Parcel A, indicating a careful balancing act between competitive pricing and future profitability.

The 269,552 sq ft, 99-year leasehold site that would become Nava Grove has a maximum gross floor area of 566,003 sq ft. This generous space will allow for the development of approximately 565 units, creating a sizeable community within this prime location.

Industry experts estimate that the future average selling price of units in Nava Grove could range from $2,300 to $2,400 psf.
