Sellers - When can I sell my Executive Condomium (EC) unit?

You can be sell EC unit in open market to Singapore citizens or Singapore PRs after 5 years minimum occupation period which starts from date of TOP. After 10 years, it will be fully privatized. It can be sold to anyone, including foreigners or developers.

Developer sales- When is a good time to buy new launch condos?

>

Buying new launches during the VVIP 1st Launch generally gets you better deals and more choice of units, but don’t blindly rush into any new launch.

Do your research, compare the new launch with its competitors, and run the numbers.

Financing - Why you shouldn’t fully redeem your home loan.

>

  1. You can use the money to clear other high-interest debts.
  2. You can use the money to work harder for you.
  3. You need to set aside some emergency funds (if you haven’t done so).
  4. Consider partial repayment of your home loan instead

What’s the minimum amount required for partial repayment?

For HDB housing loans, here’s the minimum amount for partial repayment:

  • Loan commencement date was before 1 April 2012: S$500
  • Loan commencement date was on or after 1 April 2012: S$5,000, with increments in multiples of S$1,000

The minimum amount is the same for bank loans from OCBC and UOB, at S$5,000 and in multiples of S$1,000. Another condition that UOB has is that the loan tenure should be at least five years.

On the other hand, for bank loans from DBS, the minimum amount for partial repayment is S$10,000, in multiples of S$1,000.

What else to take note?

Whether you decide to repay your home loan fully or partially, if you’re taking a bank loan, take note of the early repayment penalty (there’s no lock-in period for HDB housing loans). You may want to do it after the lock-in period has ended. The lock-in period can last two to five years.

Rental -Can I rent out my hdb that I owned and move to a Condo (By renting or Buying)

You can rent out your whole flat if you are a Singapore Citizen, and if you and your tenants meet certain conditions. (Your HDB should meet MOP- 5 years)

Rental - When can I rent out my entire EC unit? Rental - When can I sublet my EC bedroom?

>

Whole unit leasing EC –

Renting out of whole EC unit within the 5-year Minimum Occupation Period (MOP) is not allowed, unless for valid reasons and subjected to HDB’s written approval.

For Rooms Subletting EC

During the 5 year MOP which is computed from date of TOP,an EC owner and is members stated in the application must be in continuous physical occupation of the EC unit.

You may sublet the other bedrooms in the unit but you must retain at least 1 bedroom for your own physical occupation. You must register the subletting of bedrooms with HDB within 7 days of doing so. You are also required to notify HDB when you renew or terminate the subletting of bedrooms, and when there are changes to your subtenants’ particulars.

Developer Sales - How much will I forfeit if I give up the Condo ( BUC) after paying the 5% booking fee but before execute the Sales and Purchase Agreement?

The developer will forfeit 25% of booking fee.

Developer sales- What if we buy at a higher price, can we get a refund?

>

Developers are not legally required to refund the difference in price to early-bird buyers.

In certain instances, developers have given some form of compensation as a form of goodwill.
